The lessor was Lord Fairfax, Baron of Cameron, Scotland, proprietor of the Northern Neck of Virginia. The lease was for 150 acres in the Manor of Leeds, Fauquier County. The annual rent was 40 shillings silver payable December 25. Conditions of the lease required Elias to build and maintain a house, plant 150 apple trees, commit no waste, and not sub-lease the property.
